What the price list covers
This guide summarises the official Rosero Elena price list, effective 28 May 2026 (RERA No. PB-RERA-SAS79-PR1134). Prices are subject to revision by the company, and the price on the date of booking and acceptance applies. Always confirm the current figures with the sales team.
Basic price
- 3 BHK, 1954 sq. ft.: Rs. 1,30,91,800
- 3 BHK, 1964 sq. ft.: Rs. 1,31,58,800
Floor PLC and other charges
A preferential location charge applies on certain floors:
- 1st and 19th floor: Rs. 2,00,000
- 2nd and 18th floor: Rs. 1,75,000
- 3rd and 17th floor: Rs. 1,50,000
- 4th and 16th floor: Rs. 1,25,000
IFMS is Rs. 60,000. GST is extra with every instalment. Stamp duty, registration, documentation, maintenance, legal and other statutory charges are payable by the buyer on actuals.
The three payment plans
1. Down Payment Plan
10% at the time of booking, 85% within 15 days of booking and 5% on offer of possession, each plus GST. A 2% discount applies on this plan, except for Tower 8 and 9.
2. Flexi Payment Plan
10% at booking, 40% within 15 days, 25% on casting of the 10th floor, 20% on completion of structure and 5% on offer of possession, each plus GST.
3. Construction Linked Plan
10% at booking, 15% within 15 days, then 15% each on start of foundation, casting of the 5th floor, casting of the 11th floor and completion of structure, 10% on start of tile work and 5% on offer of possession, each plus GST.
The 5% on offer of possession is in addition to stamp duty, registration charges and any other charges payable at that stage. All payments are by cheque, pay order or demand draft only.
How to choose a plan
The down payment plan front-loads the money and carries a discount. The flexi and construction-linked plans spread payments across construction milestones. Which suits you depends on your cash flow, so ask the sales team to walk you through the numbers for the floor you prefer.
